Australian financial calculators and planning tools
Free tools for debt recycling, FHSS, rentvesting, and property portfolio modelling. Built for Australian investors and the brokers who advise them.
Calculators
Each calculator covers a specific Australian investment or tax strategy. Use them to model scenarios before speaking with your adviser or broker.
Debt Recycling Calculator
Debt recycling converts your non-deductible home loan into tax-deductible investment debt, with no increase in total borrowings. You sell existing investments, use the proceeds to pay down your home loan, then immediately reborrow the same amount as an investment loan. The interest on the investment loan becomes tax-deductible, reducing your annual tax bill and improving cash flow.
High-income earners with home equity and existing investments who want to reduce non-deductible debt and build a tax-efficient investment portfolio.
- ·Converts non-deductible debt to deductible debt
- ·No increase in total borrowings
- ·Investment loan interest is tax-deductible
- ·Capital gains tax applies when selling existing investments
- ·Requires stable income to service the investment loan
FHSS Optimiser
The First Home Super Saver (FHSS) Scheme lets you make voluntary contributions into superannuation and later withdraw them (up to $50,000) as a deposit for your first home. Concessional (salary sacrifice) contributions are taxed at 15% inside super, which is typically far below your marginal rate, so you build your deposit in a more tax-efficient environment than a standard bank account.
First home buyers who have never owned residential property in Australia and want to build a deposit faster using the tax advantages of superannuation.
- ·Up to $15,000 per year, $50,000 total per person
- ·Couples can combine for up to $100,000
- ·Concessional contributions taxed at 15% vs marginal rate
- ·Must intend to live in the property for at least 6 months
- ·Funds must be released within 12 months of signing a contract
Portfolio Builder
The Portfolio Builder models equity harvesting, a systematic strategy for growing a property portfolio over time. As property values rise and loan balances reduce through repayments, your loan-to-value ratio (LVR) falls. When LVR reaches your target threshold (typically 80%), you refinance to extract equity and use it as a deposit on the next property. The calculator projects this cycle across multiple properties and years.
Existing property owners looking to expand their portfolio methodically, using equity growth rather than additional savings to fund each new purchase.
- ·Models equity extraction across multiple properties
- ·Tracks LVR, equity, and portfolio value over time
- ·Compares principal & interest vs interest-only loan structures
- ·Accounts for stamp duty and transaction costs on new purchases
- ·Growth rate and repayment assumptions are fully customisable
RentVest Strategiser
Rentvesting means renting where you want to live while owning an investment property in a location with better yields or growth. You keep your lifestyle, access tax deductions on the investment property, and build equity in a market that suits your financial goals. The RentVest Strategiser compares the long-term financial outcomes of rentvesting against buying to live in, across a range of assumptions.
People who can't afford to buy where they want to live, or who want the flexibility to relocate, and are considering whether investing elsewhere makes more financial sense than buying their own home.
- ·Side-by-side comparison of rentvesting vs buying to live in
- ·Models rent, mortgage, and investment property costs
- ·Accounts for negative gearing and tax deductions
- ·Capital growth assumptions fully adjustable
- ·Useful for first-time investors and lifestyle-first buyers
